
The house, as it is
The survey of the existing building: its position on the plot, the orientation, the altitude, then the materials and the five levels. Nothing here is planned; everything is measured or photographed.
Siting
The house occupies plot no. 619 in Roche, 1'753 m², along Route du Simplon. It is set towards the north-east, the garden and the driveway taking up the south-western half, with eleven outdoor parking spaces around the building, from south to north-west.
The contour lines surveyed on this plan run from 382 to 385 m. The altitude of the building is about 383 m.
The building is rotated 62° from north. Its four façades are oriented north-west (azimuth 332°), north-east (62°), south-east (152°) and south-west (242°). The south-east façade, with the covered terrace, gives onto the garden. These angles are measured on the site plan, north arrow checked, to within one degree.

Volume
Five levels: a basement with six cellars, the boiler room and the oil tank room; a ground floor with the entrance vestibule; two upper floors; an attic. A shared stairwell serves all five levels. The entrance porch and the plinth are in dressed granite; the roof carries wide eaves on brackets.

The materials
Six elements recorded in the house. The point de Hongrie parquet and the coffered ceilings are retained.

Coffered ceiling
Solid oak coffered ceiling in the living room, with the original craftsman-made wood panelling. The ceiling is retained in the project.

Point de Hongrie parquet
Period point de Hongrie (Hungarian point) parquet, photographed in a bedroom. Retained in the project; the new floor coverings in the other rooms remain the buyer's choice.

Dressed granite
Entrance porch and plinth in dressed granite, on the access side.

Pergola
Covered terrace under a timber pergola, facing the garden, on the south-east side.

Arched windows and timber shutters
Arched windows in the living room, timber shutters. All the building's windows will be replaced with new double-glazed PVC windows, at the developer's expense.

Column radiators
Column radiators, visible in the bedroom. The existing oil heating will be replaced by a new heat source for the whole building.
