Two separate calculations. The first gives the actual cost at the real rate of May 2026. The second follows the rule used by Swiss banks: affordability at the prudential rate of 5 %. Both are indicative and do not constitute a financing offer.

On a financed balance of CHF 570'000 (80 % of the price). Recommended minimum gross annual income, 33 % rule at the prudential imputed rate of 5 %: CHF 117'000.

Prevailing market conditions in May 2026, real rate 1.75 %, prudential imputed rate 5 %. Actual conditions depend on the financial institution and the buyer's profile. Condominium charges are estimated: the final condominium regulations will set the exact amounts. Indicative calculation, not a financing offer.

The bank rule

To grant a loan, a Swiss bank calculates a theoretical cost: interest at the prudential rate of 5 % on the financed balance, amortisation of the part of the loan above 66 % of the price over fifteen years, and maintenance costs of 1 % of the price per year. This theoretical cost must not exceed one third of the household's gross income. The simulator shows this calculation separately from the actual cost.

The purchase process

Five steps, in this order.

    Viewing

    By appointment with Smartimmo Sàrl. Complete documentation and pre-project plans provided on request.

  2. 02

    Reservation

    Written agreement on the unit and the price, reservation terms specified by the seller.

  3. 03

    Financing

    Agreement in principle from your bank based on your equity (20 % minimum, part of it in cash) and the theoretical cost.

  4. 04

    Notarial deed

    Signing of the deed of sale before the notary, payment of the transfer tax, notary and land registry fees.

  5. 05

    Handover

    Delivery of the apartment after the works undertaken by the developer. Schedule available on request.

Buyers domiciled abroad

The purchase of a home in Switzerland by a person domiciled abroad is subject to authorisation (Federal Act on the Acquisition of Real Estate by Persons Abroad, known as Lex Koller). The conditions must be checked with the seller before any reservation.
