What you need to put down, what you will pay each month
Two separate calculations. The first gives the actual cost at the real rate of May 2026. The second follows the rule used by Swiss banks: affordability at the prudential rate of 5 %. Both are indicative and do not constitute a financing offer.
Simulator
Choose a unit or a price. The simulator gives the actual cost first, then the bank rule.
The worked example, based on A4
Worked example on apartment A4 at CHF 712'000. The same principle applies to each unit, in proportion to the price.
Acquisition costs, one-off, at signing
Acquisition costs based on A4
| Item | Amount | % of price |
|---|---|---|
| Purchase price | CHF 712'000 | 100% |
| Transfer tax | CHF 23'500 | 3.3% |
| Notary and land registry | CHF 10'700 | 1.5% |
| Total acquisition costs | CHF 34'200 | 4.8% |
| Minimum equity (20 %) | CHF 142'000 | 20.0% |
| Total cash required | CHF 176'200 | 24.7% |
That is around 25 % of the purchase price in cash, including regulatory equity and transaction costs.
Monthly costs, recurring
Monthly costs based on A4
| Item | Amount per month | Annual rate |
|---|---|---|
| Mortgage interest, 10-year fixed rate | CHF 831 | 1.75 % |
| Indirect amortisation, pillar 3a | CHF 475 | 1.00 % |
| Condominium charges (PPE) | CHF 380 | 0.80 % |
| Total monthly cost | CHF 1'686 | 3.55 % |
On a financed balance of CHF 570'000 (80 % of the price). Recommended minimum gross annual income, 33 % rule at the prudential imputed rate of 5 %: CHF 117'000.
Prevailing market conditions in May 2026, real rate 1.75 %, prudential imputed rate 5 %. Actual conditions depend on the financial institution and the buyer's profile. Condominium charges are estimated: the final condominium regulations will set the exact amounts. Indicative calculation, not a financing offer.
The bank rule
To grant a loan, a Swiss bank calculates a theoretical cost: interest at the prudential rate of 5 % on the financed balance, amortisation of the part of the loan above 66 % of the price over fifteen years, and maintenance costs of 1 % of the price per year. This theoretical cost must not exceed one third of the household's gross income. The simulator shows this calculation separately from the actual cost.
